This development of 4 mixed style dwellings, 2 detached and 2 semi detached, was approved for planning permission in the strict 'green belt'. As a starting point, it is usually a 'no go' area to build new dwellings in the green belt without careful negotiation and often a 'special circumstance' for approval. The existing site consisted of agricultural outbuildings, over grown and unsightly shrubbery, litter and debris collection. Our 'special circumstance' was that we would demolish the outbuildings and use the floor allowance for residential use. The site in general was cleaned up and was a positive for the green belt rather than what the planners would say 'detrimental to the openness of the green belt'.  We worked closely with the developers to achieve a healthy financial gain and dwellings for the private sector to purchase.
